After signing the purchase agreement, several steps occur before you and your spouse obtain ownership, including inspections, title search and examination. When all parties are satisfied that the terms of the contract are met, the closing date is set.
It is at the closing that the ownership of the house is transferred to you and your spouse. The loan will also be closed at this meeting. Everyone involved in the sale of the home is usually present at closing, including the seller and buyer, their attorneys, the real estate professional or brokers involved, and the closing or escrow agents. The closing usaually takes place at the title insurance company's office, lender's office or an attorney's office. You and your spouse may have to pay about 3 to 10 percent of the purchase price of the house in closing costs unless otherwise negotiated. The escrow agent will explain all the closing documents. After all the doc's are signed and the funding is complete, the keys are yours.
